Is your Dream Home a Green Home? The Challenges of First Time Home Buying

Last month we had the honor of hosting Greendrinks with a fantastic group of organizations. The Youngstown Cultural Arts center was buzzing with folks from Built Green, Sustainable Seattle, Green Canopy and the Washington State Housing Finance Commission; all there to answer one question for the happy hour attendees - "How can we make green homes more accessible to first-time homebuyers?"

Promoting green building in the retail, real estate market is a paradigm shift in the way we have traditionally shown and sold homes in the past. Value in real estate has always been determined by location, price, amenities, neighborhood, school districts, etc. with little thought given to long term investment in things like utility bills or walkability.  However - as we see the Millennial generation step into the homebuying arena - a generation known for their values-based consumerism -  we can and should expect these individuals to be more interested in long term savings from resource conservation, healthier and local materials that benefit the local economy, and access to amenities in walkable locations that will keep them out of their car. It's not just the Millennials making these decisions though. Today, the typical homebuyer is tech-savvy and non-traditional. They tend to research more or their own and, while decisions still weigh heavily toward cost and location, energy efficiency is topping the charts on the "Must Haves" list for new buyers.

That being said - there are still not a lot of resources to help first time buyers get exactly what they want from the traditional real estate market - and certainly not many incentives to help aid in that decision to go green. Speaking from my own home buying experience, you tend to throw your values out the window when things start to get competitive!

Greendrinks was a perfect opportunity to explore the ideas and programs that are currently at the intersection of the market and values. Folks left the following comments on our interactive ideas board - and conversations circled many of these topics and solutions all evening.

  • More education - many people do not know where to start when it comes to homebuying for the first time. Green homes can quickly become less of a priority as bidding wars heat up the market and first time buyers are forced to keep searching when product is scarce.

  • Incentivize green building - making it worthwhile for builders to actually build green product is a huge part of the equation. Programs like WSHFC's Energy Trust and Built Green - make it easier for builders to finance projects and adapt green building practices that make an impact in our market.

  • Incentivize green home purchases - Green mortgage loans and new products like WSHFC's Energy Spark program are paving the way for buyers to experience real financial relief on their mortgages for purchasing a green home. Additionally, programs like Green Canopy's Energy Performance Guarantee give buyers the peace of mind that their home will perform as it was modeled. This 3 year guarantee means the builder will pay any utility bill that exceeds the amount modeled in the Energy Performance Score.

As mentioned above - the Greendrinks event was an opportunity to talk about a new program from Washington State Housing Finance Commission that was launched just this month. We were especially excited to be alongside WSFC as they revealed Energy Spark - a program that works hand in hand with their down payment assistance program for first time buyers. This incentive comes in the form of an interest rate reduction for mortgages on energy efficient homes. You can learn more about it in this short clip from Kiro News. 

Community Opportunity: How to Impact the Seattle Housing Market

"The current fight over how we should pay for affordable housing, and who will fund it, is beating on the wrong drum."

Social and environmental impact investing and businesses continue to capture the interest and imagination of the Pacific Northwest, part of a broader global trend. Local early adopters affiliated with Element 8Impact HUB SeattleSeattle ImpactMission Investors Exchange and other institutions and individuals have forged impact investment paths that many others now find themselves traveling. It’s exciting to see the local impact investing ecosystem and communities flourish. However, a market imbalance persists with more impact investor dollars available than the limited number of qualified investment opportunities can absorb. Fortunately we’re seeing signs that the supply of impact investment opportunities is starting to catch up with demand from impact investors.

Green Canopy is an example of an impact-investor funded company that has been fueled by local early adopters. The company operates in a commodity industry: designing and building single family homes. However, we have been fortunate to attract thoughtful, impact-motivated equity and debt investors, due in large part to our mission, vision and values focused on achieving long term positive environmental and social change while simultaneously pursuing solid financial results.

Since 2011 Green Canopy has acquired nearly 90 projects; steadily building a community of homeowners, real estate agents, employees, shareholders and fund members that share our passion to inspire resource efficiency in residential markets. Importantly, we pursue our mission while being uncompromising in achieving key sustainability metrics, paying our employees a fair wage, selling our homes at fair market prices and generating long term shareholder value. Green Canopy has an opportunity to demonstrate it is not only possible, but highly rewarding for all involved to create and operate under a business model predicated on shared, blended value creation.

Similar opportunities are emerging across a wide spectrum of investment strategies that seek to satisfy growing consumer and investment demand for highly impactful market-driven solutions. As Seattle continues to attract tens of thousands of employees each year to fill quality jobs at companies like Amazon, Nordstom and Microsoft, our entire region feels the benefits. And yet, we are all faced with the unintended consequences of the additional infrastructure needed to support increased demand for critical services, including affordable workforce housing. The current fight between the City and the Coalition for Sustainable Jobs and Housing over how we should pay for affordable housing, and who will fund it, is beating on the wrong drum. Neither side seems to be asking the right questions or putting forth a broadly acceptable or effective solution for quickly increasing the supply of affordable workforce housing. 

One example of an alternative solution is Bellwether Housing’s recently launched Seattle Futures Fund. Bellwether has successfully developed and managed affordable workforce housing in Central Seattle for 35 years. However, as affordable housing has become an increasingly rare commodity in the communities Bellwether serves, the organization has had to innovate how its projects are financed; necessity = the mother of innovation. Through the Seattle Futures Fund, Bellwether believes it will more rapidly scale the number of units available to house social workers, teachers, baristas, police officers, firefighters, government workers, data center workers and others that serve our communities. A potentially wonderful, local example that attracts private capital as part of the solution to develop housing that is affordable and accessible to our urban working families.

As a community, we must collaboratively develop innovative, smart, market-driven solutions to problems that impact a wide range of constituents. Hopefully, a greater supply of viable impact investment opportunities for investors to assess, like Bellwether’s Seattle Futures Fund, will be forthcoming in the near-term. In the meantime, we would encourage investors and entrepreneurs alike to continue viewing our social and environmental problems through the lens of impact opportunity.

Green Homes, Green Builders & Built Green

Recently I was asked by a neighbor if I knew any custom green builders. Ahem! I proclaimed - I just so happen to work for one! What can I do for you? They were interested in building their very own green home in the near future and were currently saving to buy property on Bainbridge Island. Great! Let me know when you're ready, I said - and I can get you started. 

My neighbor's next question is one that we get often. How do I know if a builder is a green builder? Do they have to be LEED Certified? To which I replied... first of all - buildings are certified, people are accredited. What you really should look for when searching for a green builder is whether or not those sustainable business practices are embedded in the culture, their people and their product. But also - LEED, while it is an incredibly robust program, is not the only green building guideline out there. In fact - Built Green carries many advantages in our region. It's tailored to the needs of the Pacific Northwest - and is incredibly in tune with the builder community here.

Of course my neighbor had never heard of Built Green - which goes to show that the USGBC has a great marketing budget and a good hold on the market. Still - any green builder should be familiar with both - and that was my point.

In light of the conversation with my neighbor - I decided that I would post our latest Built Green Case Study that was submitted to their newsletter. Every Green Canopy Home is Built Green Certified, but this one was a particularly amazing rehab project that presold in Ballard. We were happy to work with Evergreen Certified to get the job done and truly believe that Built Green is a critical brand and program in the Pacific Northwest.


CASE STUDY
ARABELLA: 6527 5TH AVE NW

What can you do with a harsh, stucco-clad bungalow in Ballard? This 1911 home was thoughtfully reimagined by Green Canopy Homes and reconstructed into a charming yet modern home with light and bright spaces, a stunning communal kitchen addition and vestiges of reclaimed features throughout.  

This 4 star Built Green Home, nicknamed Arabella, was gutted and rehabbed – maintaining 75% of the original structure. The project was carefully deconstructed, with building materials source separated and recycled on site. This process allowed the team to harvest framing lumber to reuse as a feature wall – highlighting the history of the original home. 

Arabella was in desperate need of systems upgrades and originally tested in at an EPS score of 37,000kWh per year – nearly 10,000kWh over the Seattle average. Green Canopy replaced each system, incorporated a ductless heat pump, rigorous insulation and air sealing as well as spot Energy Recovery Ventilators to maintain fresh air in the new super tight envelope (3.7 ACH @50 Pascals). The project finished out with and EPS score of 16,000kWh, reducing energy costs by over $1,400 a year!

In addition to deep energy efficiency upgrades, Arabella exemplifies intelligent site design and finishes. Drywells and a rain garden infiltrate 100% of storm-water on site, and the new addition’s low impact, post & pier foundation minimizes site disruption.  Arabella’s stylish “pickled” cedar siding was dipped in a natural wood treatment that never has to be reapplied and patinas for protection. Better for the environment, and less hassle for the happy new homeowners!

Whether you are in the market for a green home, interested in building your own - or just looking for builders - it might be important to know whether that builder is leading the movement - or just following market trends. All green builders in the area should be keenly aware of the certifications, accreditation, and sustainable business practices such as deconstruction and recycling. The kinds of homes we build and the intentions of the people who build them impact our community, so ask questions

Home for the Holidays

The holidays are usually a time for family, a time for friends and loved ones and a time of reflection and celebration for what you have. For many, it is also a time for worship or travel or even shopping.

What I find especially exciting about this Christmas – is that many families including my own and will be celebrating this holiday season in their very first home. All across Seattle (and the world really) there are people, couples and individuals building new traditions in a brand new place. It is a special time of year and a special moment to realize that, as a homebuilder, we are incredibly involved in the process of helping to build those dreams and traditions for people.

While our designers are not typically thinking of where to put the Christmas trees or menorahs – we are thinking about spaces in terms of entertainment, family, capturing moments, creating delight, delivering mystery and excitement, connecting to nature and cradling that low winter light from the Pacific Northwest. We think that the spaces we build can help shape these experiences into lasting memories that live with the home and create a safe and inspirational space for generations.

Green Canopy has built 20+ homes this year. We hope that that will equate to thousands of exciting, warm and happy memories for the families and individuals that will be celebrating this year in a brand new Green Canopy Home.

"Density" Empowers Bold Conversations in Seattle

Good conversations are typically born in the company of good people. 

That was the driving thought when we created the Empower Happy Hour at the beginning of 2014. We wanted to have good, meaningful conversations with people outside of our own organization (because frankly we were all preaching to the choir internally and were probably consuming too much booze just to keep things interesting). What we didn’t want, however, was to host a formal event, or a networking opportunity. We wanted to have real conversations with interesting people, so the Empower Happy Hour was born.

The format of these events have always been the same… low key, in a bar, no nametags, no soapboxes, no formally led discussions – just a topic to unite us, an amazing sponsor and an impactful non-profit. Each event has been unique – but the most recent one in Ballard was especially inspiring and a great indicator for successful future events. We are truly thankful for the opportunity to have hosted with Sustainable Ballard and we were especially grateful to our sponsor Redfin Builder Services.

While this event was a bit different from our other Happy Hours - there were a couple of key ingredients that helped mold it into something very special and eye-opening.

1. An AMAZING question. 
Our non-profit cohost has always provided a topic of discussion for our happy hours – and Sustainable Ballard really hit it home with their topic.

a. Does Density = Sustainability?
b. Does Sustainability = Density? 

This two-parter really has a huge impact in Seattle right now and is on the tips of everyone’s tongues. Despite the "breathing room only" crowd – the quality of conversation was fascinating. Not everyone chooses to talk about the topic during our happy hours but this really captured the attention of many including Councilman Mike O’Brien who was discussing Ballard’s new apodments – considered both a scourge and blue-sky solution to housing in Seattle.

The rest of the conversations spanned walkability (a fun topic in light of Redfin’s recent acquisition of Walkscore) – as well as Ballard’s most recent developments and the addition of quality locations to eat, shop and sip. The idea of a “carless lifestyle” as the new definition of luxury was a spirited thought when considering the changing mindset toward livability in times of climate change and a return to urban living.

Not all of the conversations were light-hearted. Serious attention to community wants and needs and the impact of more density on transportation was a common topic; as was the builder-bad-guy issue with neighbors. Not everyone loves the way development looks, feels and changes a neighborhood – so thoughts on working with community were abundant. In particular - discussions around Green Canopy's new Neighborhood Design Survey and community meeting approach were inspiring to neighbors that had visited the event.

2.  Another key ingredient to the success of this specific happy hour was the LOCATION. 
We went against our own rules and decided to host the event in a small event space – but to keep it lively, we started off with drinks at the nearby Skillet – and then moved indoors. While it may have been difficult to corral folks - no one was lost and the “bar-hopping” effect made the event feel less stiff. 

Aside from just the venue – the fact that the event was held in Ballard – a community common to our hosts, co-hosts, sponsors and mired in the topic at hand – made it easier to talk about density relative to where we were all feeling excitement and pain. The Greenfire Campus was a perfectly inspirational space with only enough room to kiss or kill whoever you were speaking to. Skillet made for the perfect pre-funk, and Parfait made for the perfect after-hour snack.

We were very excited to host this event with Sustainable Ballard and Redfin. The event lasted well past our 6:30 cutoff and folks lingered having friendly discussions. While there was no Bocce, like our previous event at Von Trapps, and there was no policy big-wigs like our event with Climate Solutions – it was intimate, refreshing and exactly what we could have hoped for.

We definitely look forward to hosting many more Empower Happy Hour’s, and aim to keep them simple, sexy, and substantial. We hope you will join us the next one to help ADVANCE THE DISCUSSION.

Where is Density?

As we gear up for the November Empower Happy Hour, I am excited to write an article that relates to the topic of Density.

Density is one of those subjects that can be mired in analytics – but it is also a very real phenomena that hits many hearts and can have an extreme impact on the life of a community. It has the capacity to improve or ruin neighborhoods – so it can be especially hard to know if you are doing it right.

One of my most recent and favorite density conversations was this past September at the Built Green Conference. The discussion was focused on enhancing Walkability in the suburbs by increasing the number and quality of connections between where people lived and where the wanted to go. The reason that I loved the conversation so much was because it completely challenged the notion that density does not exist in the suburbs.

Niko Larco, a professor from the University of Oregon and author of the book Site Design for Multifamily Housing: Creating Livable, Connected Neighborhoods, was the conference keynote. His address proposed that we take a new look at suburban density to see how we can make improvements in the walkability of what is currently existing. What he wanted to challenge was the idea that “No one walks in the suburbs”. Because, seriously… no one walks in the suburbs right?

When people think about the suburbs – they often think of sprawling single-family homes and whirling subdivisions that have no exits. It is true that this landscape exists a great deal in the suburbs and that this low-density development tends to blight  the countryside.

What we often glaze over, however, is the existence of real density. What Larco showed in his presentation was that DENISTY DOES EXIST in the suburbs. Maybe not in the single family housing that we are so familiar with – but perhaps somewhere else. What we are missing is that medium-density apartment developments are also a huge part of the suburban landscape and have been since the 70’s. While the analytics of density might point to extremely low ratios in the suburbs – the fact is that there are dense micro-developments that rival even the densest downtown core.

In fact, Larco and his students did a great study on walkability in the suburbs and surveyed hundreds of residents that live in apartment complexes throughout America. What they found was that, absolutely, people do walk in the suburbs. They walk to the convenient stores, they walk to the grocery store (even if it is through paths paved from hundreds of trips through the buffer zones), and they even knock down fences in an effort to get from point A to point B.

I recall this kind of “suburban connection” from my youth. Particularly one that connected the woods behind my grandmother’s house to the back of the Dairy Queen. If we would have taken the paved route to this coveted location, it would have taken us three times as long to get our frozen treats – so we blazed trails, we pulled apart the fence and trampled through the poison ivy.

Now – while this kind of density isn’t what you would normally think of, and this kind of Walkability isn’t the type of trip that will show up on Walkscore – what I do love about this conversation is that it is about something more organic. It is about community-driven design in a sense. It is about people letting designers, planners and developers know what they want and where they want it.

It is about taking charge of your community. And that is really what this density conversation should be about, right? How can we enable the neighborhood to take charge of their community?

Larco has recently began working with apartment developers to give them a “recipe” for creating successful connections in and out of their development. Where these developers once built with blinders on – they are now noticing that, “hey, I don’t have to put up a fence around the whole property because there is this Pizza place right behind us.” And that saves money right?

It should and could be the same thing in any neighborhood. At Green Canopy we have recently taken steps to develop more community-driven designs. Our community meetings have become more robust – and our feedback is really changing the way that we design and develop properties. It is hard to marry what the neighbors want with what the market wants – but at the same time – there is no need to knock down fences, right?

Fresh Thinking From NW EcoBuild Community

Recently you may have seen several of our Green Canopy project managers and a few of our support staff breaking bread with the rest of the greenbuild community at this year’s NW Ecobuilding Retreat. This is one, special event that gets our construction team worked up and inspired by the big fresh thinking of our peers. Out of all of the conferences that we have attended and supported this season – this one is especially aligned with what we love about our work and the future of our work in other NW markets

Nine of our team members attended this gathering and here is what inspired them.

  1. Green Appraisal – Thanks for the Green Genius name-drop Fiona! This is one topic that we have really hit home with in real estate education, and a topic that builders battle constantly when trying to encourage change in the valuation of green building. Like this article from Builder Online recently stated “Many builders are fed up with a financing system that doesn’t put enough value on sustainable features and the savings they yield for homeowners.” The fact is that buyers who purchase energy efficient homes have a lower default rate – because these homes simply cost less to own! A point that we often drive home in our Green Genius classes. Change comes from within and we are especially thrilled to see the number of appraisers that frequent our classes.

  2. Reclaimed Materials – The topic of deconstruction and reclaimed materials is one that Green Canopy is head over heels for at the moment – so don’t be surprised if you see it mentioned here again! The case study HOME reclaimed, presented by Ryan Mankoski was excellent. Ninebark Design Build is doing some stand-up work and also recently won the Built Green Hammer Award for Project of the Year for this re-envisioned, reclaimed Tudor, also mentioned here on Curbed Seattle.

  3. Greenfire Campus: What DON’T we love about the Greenfire Campus? The alternative green building strategies like cisterns and geothermal energy is pretty amazing and a cool addition to the Ballard neighborhood. This project was brought to our attention a while back when Redfin asked for our help in teaching a “How to Buy a Green Home” class for their buyer clients. Redfin Builder Services represents the Greenfire and Solo Loft Developers and have had huge success marketing this project and its cool resource efficiency strategies. Well done!


We really enjoyed the energy of the event and the community of smart, greenbuilding pros working together to raise the bar and impact big change in the Pacific Northwest. Can’t wait until next year!

Green Canopy Branches Out

When the founders of Green Canopy first launched a homebuilding business in 2009 in Seattle, the temperature of the room was tepid to say the least. Presenting a real estate venture in the middle of a recession doesn’t exactly make you look smart, even if you can say it with a straight face. But, what may have seemed like a huge risk then, was also humbly presented as having its rewards. The rewards were transformational, the cause was inspirational and the drive to create a deliberate and intentional homebuilding business that could move markets and protect mountains – somehow made it worth the risk.

Green Canopy recently closed on our first Portland project in the Arbor Lodge neighborhood of North Portland and we are incredibly excited for our expansion. You Blow my Mind Like a Ductless Mini-Split

"What speaks to buyers when they are looking for a green or high performance home?"

Last Wednesday I was on a panel at the Home Performance Guild of Oregon Conference in front of an audience of performance contractors, energy efficiency organizations, realtors and appraisers.  

My fellow panelists and I were discussing how to help customers understand the value of high performance homes, when Waylon White of Earth Advantage posed this question:

"What speaks to buyers when they are looking for a green or high performance home?" 

Sometimes the best way to answer a question like that is to describe what DOES NOT work. To that end, I recited awful pick-up lines that sound like they belong in a singles bar, but are value propositions for green and high performance homes gone horribly wrong!  

These were my top 5 “worst pick-up lines”  

5. Hello!  I’m really complicated and high maintenance.

4. Pick me!  Or else you will feel guilty the rest of your life.

3. I’ll cost you more than normal, but you’ll be thankful in 10 to 15 years.

2. I’m clearly not easy on the eyes, but I’m good for you.

1. I may not be that big, but I’m really, really, flexible.

Later, in the conference, there was a brilliant idea that cut through the noise of home performance geeks, like myself, whipping out the results of our latest blower door tests.  Fiona Douglas-Hamilton reminded all of us that green, high-performance homes are “simply better homes.”  

Ah, yes, thank you Fiona!  Great reminder.  For us, as we always offer our products at the same price (or more competitively) than other conventional homes.  And, while many of our homeowners did not start looking for a green home before seeing a Green Canopy Home - we hope that all our homeowners continue to feel that their homes are simply better homes. 

Green Canopy Repurpose: The Art of Deconstruction

At Green Canopy, we are committed to resource efficiency. For us, this goes beyond installing solar panels and thicker insulation. When the structure of an existing home is unsalvageable, we are in a rare position to be able to decide how to dismantle the home, and how those resources are re-used and re-purposed. This means that we have the ability to save the embodied energy of the existing structure--talk about resource efficiency! 

We aren’t the only ones who are inspired by deconstruction. Bradly Gunn is a local Seattle painter and architect who started the Seattle Demo Project, an art and architectural program documenting and memorialising soon-to-be demolished homes in Seattle. According to Gunn, “the Seattle Demo Project is focused on bringing light to a relatively misunderstood or ignored facet of Seattle’s urban condition. We want to activate soon-to-be-demolished structures and provide an opportunity to learn, explore, and engage the community one last time before they are gone.” 

As a builder, we hear a lot of criticism against development. Gunn claims he was in the “anti-development camp” just a few years ago. He wanted to keep his neighborhood the way it was, but soon realized that “some homes are worth saving. Some aren’t.” When he found out that more than one home per day was being torn down in Seattle, he realized that his art could shed light on this staggering statistic by converting these homes, a formerly untapped resource, into an artistic and educational opportunity. “Houses are an art medium of a very different scale, that only a handful of artists have gotten to play with,” he says. As a medium, there’s a lot of potential and many stories to uncover. 

Unlike our team here at Green Canopy, Gunn didn’t come to deconstruction from a sustainability standpoint. He was not interested in the repurpose value of the materials, but rather the value that documenting these projects could have for communities, architects and students. He envisioned transforming these run-down homes into a touchpoint for neighbors to learn about architecture and development in an open and engaging way, by abstracting it. “When it’s not the house or the walls, it becomes another story,” says Gunn. He sees his work as an avenue for architects to reexamine failed systems, and for students to gain firsthand experience in the field. He likens student involvement in his project to doctors studying cadavers--documenting the deterioration of a house provides invaluable lessons for those designing new homes.  

When the structure of the existing home is unsalvageable, Green Canopy is committing to deconstructing instead demolishing whenever possible, saving as much embodied energy as we can. We are happy to support Gunn in his artistic and educational quest. Gunn is currently documenting two of our deconstruction projects in Ballard and West Seattle: Gertrude and Aura. We are deconstructing these homes by hand, and will reuse and recycle 100% of what we dismantle. Together, we can build a new, sustainable future by learning from and respecting the past.

Mission Net Zero: Homes as Printers

I get it, I get it… If our homes are printers then what is delivered through them is the ink. One compelling future of homebuilding could be about selling homes at a lower and lower price while controlling the delivery of utilities and financing to the homeowner. Big utility companies are becoming viewed more and more as dinosaurs facing an uncertain future. But whether the homebuilder directly or indirectly brings the home, the mortgage and the utilities directly to the homeowner has yet to be seen… that business model has a long way to go before it is entirely worked through.

Either way, what appears paramount is that homes of the future, Green Canopy’s homes, must be extremely efficient, produce energy, store energy and decrease the home’s waste streams in order for the printer and ink analogy to be realized. This aligns with our commitment to build as many net-zero homes as possible… that is clearly the future in homebuilding, and our children will thank us for it.

At Green Canopy we build homes that cost less to own and we guarantee that. This is a benefit that is enjoyed directly by our homeowners. Year over year they will see their energy bills pale in comparison to their neighbors. While Green Canopy builds the homes - it is the customer that collects the savings from "green" not the builder.

That is why when someone asks "Doesn't it cost more to build green?" the answer is a resounding "Yes." The cost of building a Green Canopy home is higher... much higher, but the process is also more thorough, and as a result the homes are simply better. However, selling these amazing homes at a competitive price in the market and making a profit doesn’t appear easy when the cost to build them is higher… so we are dedicated to innovating our building processes and managing within the cost constraints of the marketplace.

At Green Canopy, we have always been dedicated to efficiently managing our supply chain and process management systems to compensate for the significantly increased costs of bringing green, efficient and more sustainable homes to the market. The challenge of building the highest quality homes that are better for our families and the planet and doing so within the cost constraints of the market has always been identified as our number one challenge… and we are up for the challenge!

I recently read this great piece commenting on a new research study: New Research Challenges the Perception that Sustainability Costs. I have heard discussions and arguments for years that building green, efficient and more sustainable homes cost more. The discussions and research studies assert that the additional costs of building more sustainable buildings isn’t drastic especially when considering the reduced cost of ownership. It is wonderful that this new study clearly shows how to recapture the additional cost of resource efficient construction! Unfortunately for Green Canopy we don’t live in our homes, so we can’t benefit from the operational cost savings that we build into the homes.

However, the women and men of Green Canopy love the challenge of building green homes and selling them at competitive market prices. We continue to push ourselves and figure out new methods of project management, design and material procurement. With every home we sell we are living up to the challenge and bringing the best in housing to market. As a result of this dedication to quality and innovation, we can competitively price our homes in the market, they in turn sell fast, and our homeowners save money. We know that if we can outperform our competition we will build a thriving business, while creating beautiful and resource efficient homes that will rest on the surface of the Earth inspiring generations of future homeowners to come.

If a Tree Falls we Hear it

Recently, our CEO wrote an article in which he mentioned that “at Green Canopy, we recognize that we are firmly planted with everyone else somewhere along the spectrum of hypocrisy.” He was talking about how it is very easy in this industry to not be “green enough” – and how, when you are dealing with market-based realities, you can’t always make the most climate sensitive decisions.

This is hard for our team. It’s hard for any values-based organization.

Despite that - we do our best. If we can’t do the best thing – we will always do the next best thing. And we never stop innovating. Nor do we give in to the status quo.

Most recently our team had to cut down a towering Blue Atlas Cedar on one of our project sites. How could Green Canopy – whose very logo is a stately tree – cut down trees?! Sure there are plenty of design opportunities for homes built around trees, on top of trees, in trees – but the fact was, this was not a custom home and design dollars had to be spared for other resource efficiencies.

This Blue Atlas will not go to waste though. We spend a great many hours and dedicated brain power to ensure that we limit our waste streams as much as we can. Instead, we milled the wood on site and we will incorporate it into design features in our future projects.

The arborist that we use in Seattle is Treecycle and the mobile miller is AJ’s Custom Portable Saw Milling; their services include felling trees and onsite milling into usable lumber – or in our case - into live edge slabs. It is an amazing process to see – and our PM Ryan Nieto was gracious enough to capture it last week.

Below is a time lapse of the milling. You will likely see this noble tree in the near future in a few of our homes or in other projects after it cures. Similar to this Blue Atlas, we have another cedar that we milled a few years ago. It will be used for this year’s BuiltGreen and Green Genius Award plaques – celebrating the region’s most sustainable projects and people.

We made similar plaques last year for the Green Genius winners and are excited to be working with Built Green to craft all of the awards this year. It is great to have these trees come full circle as a reminder to all builders about the use and reuse of this world’s incredible resources.

Last Courtyard in Paradise

View this project on Houzz.  It is 38 degrees and sunny in Seattle – a forecast that is quite unusual for the Pacific Northwest. Despite the chill, I step into a home that is warm, cozy and filled with light. I love it. I know I say this about all of our Green Canopy Homes – but this one is truly a green dream home. Miriam is amazing.

Today I am meeting Ryan onsite. He is one of our most talented PM’s and is churning this home out nearly one month ahead of schedule. Impressive, Ryan ;)

Before we get started – it almost goes without saying - the most special thing about Miriam, is the interior courtyard.  We both enthusiastically agree. It is an amazing and quiet meditative space in the very heart of the home. The entire project seems to be planned around this space. The path from the front door to the courtyard makes me think of a conch shell – with a circuitous flow from the public entry and entertainment areas, spiraling inward to the heart of the home.



Ryan gives me a tour of the home and we talk about the project and the components that help us achieve that Green Canopy VIBE. Value –Innovation – Beauty – Efficiency. Every Green Canopy Home grows from these 4 roots.

Value

  • Neighborhood – This home is walking distance (Walkscore 80) to both Seattle Children’s and U-Village as well as some cute local shops on 55th.

  • Energy Savings - With the power of an 18kW Heat Pump unit blowing overhead – a 32 degree day in Seattle is unnoticeable indoors. AND with a test-out score of 15,000kWh/year this home is definitely going to be a money-saver!

Beauty

  • We already said it once – but here it is again. INDOOR COURTYARDS ROCK YOUR SOCKS OFF! Literally! We joked that you could enjoy a cup of coffee in the morning in your birthday suit, but no one could see you... basically you’re inside, but you are really outside! Fun.

  • Highest Ceilings Ever. Move over downtown lofts and luxury condos… we have 20’ ceilings in this home too.

  • That’s quite the fine façade. A mix of materials, color and the right proportions give this modern home a humanscale touch. Modern architecture often gets a lot of slack for being too “monumental” but Miriam not only has a dynamic façade but the massing is similar to other homes on the block. It makes for an eclectic but appropriately scaled home on the street that reflects similar massing and structures without copy-catting or invoking the “neo-crapsman”  builder style

Innovation

  • New Stair Spec! Its always exciting when our PM’s are able to create win’s for the company that can be repeated over and over again throughout our homes. This spec combines precast concrete treads with reclaimed beams from another Green Canopy Home. It’s a bit more expensive but the installation is faster. WIN

  • Re-envisioning a courtyard - Green Canopy was fortunate to salvage this homes original footprint – which is how we managed to get the inner courtyard in the first place! The original floor plan was a U-Shape with a courtyard that opened onto a full yard – we closed the loop, so to speak, and enclosed that fantastic space.

  • New bamboo closet systems! Pretty and renewable!



Energy Efficiency

  • The original home on this lot tested in at 22,000kWh and tested out at 15kWh. While that is an impressive transformation – Ryan, who is also our HVAC guru, has created a personal goal to have his homes test out at 14,000kWh. Go Ryan!

  • All of homes have the bells and whistles of the Energy Efficiency Seal - the 4th root in our 4 Roots. It also has some additional features that are pretty cool: Convection cook-top range (a product that seemingly works via magic and was created by wizards); As well as Bottom-loading freezer. Why is this efficient? The short answer: Cold air sinks – when you open your freezer air escapes more easily if it is up top. Period. We are just keeping the air where it wants to be.

Miriam is an all-around classy and unique home – that was recently snatched up in our new Presale program.

Our Colorful Debate

One of the great things about home building is the lively stream of passers-by who offer encouragement, ideas, and remarks about the project.  By far the most encouraging comments from people who stop are along the lines of “we’re so glad you didn’t tear this down and build a skinny tower” or “we appreciate that you’re keeping the original style.”  Thanks for that!

And when we painted the exterior of the house, this too generated a stream of comments from neighbors and visitors.  The color scheme was a mix of a vibrant green with an orange/red accent.  A few of us on the team were pretty enthused about the colors, but on the construction site the comments ranged from “I love it!” to “truly horrid” and even a clever “Oh, but I thought you wanted to sell the house.”

Oh.  Whoops.

Back at the G2B Homes office, we began a vigorous discussion, which in itself generated Sam’s recent blog post about our color choice.  But despite the fact that we actually liked these colors, we needed to address the obvious issue that many neighbors - people who would be living near and seeing this house every day -  did not.  That matters to us.  We didn’t want to present a product that would distract discussion from that which we get most excited about:  driving efficiency in existing buildings while ensuring quality, innovation, value and good design.

There were pros and cons to re-painting.  Obviously, the pros would be that we could remove a barrier to market acceptance (“make it look better”).  The cons were significant:  not only was this going to cost us time and money, it also meant covering new paint.  The obvious wastefulness in this was troublesome to us.  We are, after all, a BuiltGreen builder, and now faced the tension between waste and an attractive, salable product.

So we decided to bring the debate back to the neighborhood.   If we really needed to make a change, why not engage the very people who had a strong interest in the aesthetic of their surroundings?  We printed up flyers, got up on Facebook, invited people to engage, and held a neighborhood open house to let them decide the new color!  Over 40 people showed up, took a look at our swatch display, and voted. The winning color is great – we didn’t vote ourselves, but it was our favorite – and it is going to go up soon.

This entire debate – both within the team and with the local community – was so valuable and engaging that we are going to offer neighborhood input in every project.   We will select a palate of options and then take it out to for a vote (before the first coat!)  The result is neighbors participating in the improvement of their community.  What fun!

Keeping out the Giraffes

What is Your Monster?

Last night was a beautiful Halloween evening; the sky was clear, the air crisp, and my neighborhood was alight with various ghosts and goblins going from door to door.   Then today came with gloomy grey skies and drenching rain, and we are faced not with the costumed monsters of our children, but the more terrifying specter of a cold, dark autumn.

This reminds me of a recent podcast I listened to where the narrator was working with his 5-year old daughter to caulk their home’s windows against drafts coming in.  The daughter watched silently as he ran the caulk along the window seams, and as their work progressed, finally asked, “Daddy, do you really think this will keep out the giraffes?”

I love the thought of that girl working out the problem in her head:  there are giraffes that want to come into our home!  Daddy is trying to protect us! But really, how can this silly gummy stuff keep those monstrous animals out of our house?

Maybe we all have huge monsters in our minds that are keeping us from imagining how simple it really is to “keep out the giraffes.”  Or maybe it’s difficult to imagine how something as simple as caulk can make such a big difference in the comfort of a home.  And yet, take a look at the chart below to see how many areas of our home can be made more weather tight with the some simple attention. Each of these represents an opportunity to make your home more comfortable while saving money on utility bill.

Now wielding a caulk gun to ward off the drafts is not the only way to fight the energy monster, but it is one of a number of simple things you can do today to make your home more energy efficient.  In the spirit of easily keeping out the giraffes/monsters out of your home, here are 5 simple things you can do to ward off the cold and save on your energy bills:

5 Things You Can Get Done Today

  1. Buy caulk.  Then read this tutorial on how to fix leaks in your home. (You can schedule the work for this weekend!)

  2. Lower the thermostat on your hot water heater to 120°F.

  3. Install a programmable thermostat for your heating system.

  4. Air dry dishes instead of using your dishwasher’s drying cycle – let them dry overnight tonight!

  5. Use a power strip for your computer accessories, phone chargers, and other “vampire” devices and turn off the strip when you leave the room.

If after completing this list you are ready to take on more energy monsters, you should consider having an energy audit conducted on your home to more thoroughly determine ways to make your home perform to its best. (Seattle City Light customers can get a discounted audit here) You can contact your local home performance expert (Washington users can search here to find an energy auditor) to help you with next steps.

Green Premium

Is there such a thing as a Green Premium?This is one of the more controversial topics in the residential green development realm.  From the residential green and energy efficient advocacy perspective, we all want the answer to be unequivocally "YES!  There is a HUGE premium."  Numerous  consumer surveys comport that a majority of Americans want green homes.  But I’m not so sure the "Green Premium" is the most accurate way to describe positive consumer response.

Let's start from what most people think of when we say "Green Premium."  For example, Joe the builder just finished up on an Energy Star-certified and 4 Star BuiltGreen-certified home.  Joe's home is at the tip-top of the local market in terms of marketable appealand functional utility.  There are plenty of conventional high quality homes that have recently sold in the immediate vicinity of similar design, appeal & functional utility for $815k, $822k, $830k & the highest sale in the area $835k.  Joe and his real estate agent decide that the home might be worth about $830k if it wasn't green.  But they decide that because there is a "Green Premium" of 6% based on a recent research study, the market value of the property should be $880k.  The definition of "Green Premium" from this example is the premium a green home yields above the competitive market.  This is a great way to not sell a house.

The question of whether or not there’s a “Green Premium” reminds me of a scene in a mockumentary movie “Spinal Tap”, where guitarist Nigel asserts that his guitar amplifier goes to eleven.

Every market has an upper threshold whether you call it 10 or 11.  From a valuation or banking perspective, if a home is superior to the rest of its market it is overbuilt because at some point the market stops responding.  Although most consumers in America desire green characteristics in their next home today doesn't mean that they throw all other deciding factors aside.  Green characteristics are weighed alongside all other distinguishable marketable characteristics including price, functional utility, aesthetic appeal and quality.

Speaking of quality, how does the market distinguish quality in residential homes?  I would assert that our homes can be seen as an emblem of the leading cultural values of the moment.  In 1999, common characteristics for what was considered high quality new construction home would be 5,000 sq ft of living area, master suite with whale size soaking tub, “drive-through” shower and of course a gourmet kitchen with Viking range and Sub-Zero refrigerator.  Shifting values of our time are reflected in the kind of quality buyers are looking for today:  energy-efficiency, ‘quality over quantity’ and low-toxic finishes.

So, is there such a thing as a “Green Premium?”  Or, does it go to 11?  Sure, call the “tip-top” whatever you want.  We believe that green characteristics will continue to be the hallmarks of quality in residential homes into the future.  We just need to remember that people primarily buy homes for location and you can’t just slap on a “Green Premium” and expect the market to agree.   Do you agree?

Our Pride. And Joy.

This spring, after only 7 days on the market, G2B Homes entered into a sales contract for The Sequoia House!  The final sales price was within .05% of our listing price, so we essentially were able to command our price – an excellent indicator of market response to our product.

As a team, we couldn’t be more thrilled with the fruits of our efforts at taking a neighborhood eyesore and turning it into a lovely jewel of green and efficiency.  Not only is it aesthetically beautiful, the house was certified 4-star BuiltGreen and energy testing revealed a tripling of its per-square-foot energy efficiency!

I could go on and on about The Sequoia House (and encourage you to view our cool Before/After video here) and our innovative, sustainable approach to reviving homes in vibrant neighborhoods.

But what I’d rather reflect upon is the affect this project has had on our team and the full complement of specialists and tradespeople who worked on this wonderful home.  From our beginning “charette” meeting where we invited various experts to the house to give us their perspectives (captured in this KUOW radio story), to the local Eco-Building Guild seminar on air sealing, to the house color vote where 40+ votes were cast by engaged neighbors, the home became a place where people could come to imagine, design, learn, teach, and otherwise get involved in sustainable building. Some 86 tradesmen and women plied their skills during the course of construction, many of whom learned about advanced drywall approach, rain gardens, or solar hot water for the first time and can now employ these skills with future clients.

And it won’t be the last time.  Our team at G2B has proven to itself and to the market that our approach of turning existing homes green in healthy urban neighborhoods works.  It really works - seven days to sales agreement, solid pricing, happy homeowners, and energy savings of 15,000 kwH/year certainly support this point!

We are eager to get working on another home, and another, and another still.  Our team has spent the past weeks documenting best practices, finding ways to be even better next time, and getting ourselves ready to roll.  We are heading out to the investment community to raise the funds necessary to operate our company and bring it to scale.

And I just want to say what a joy it has been to work on this project with such talented and passionate people.   It’s a joy to make this one home consume a mere third of the energy it otherwise would.  It’s a joy to have created not just a house, but a home that a community has touched.  And it’s a joy to be working on sustainable, energy efficient housing in an era and community where these ideas matter.

The Energy Rebound Effect

Peter and Kristi live in a 1915 un-insulated Craftsman house.  In the first months in their new home they kept their thermostat at 68 degrees.  In December, with their first energy bill, they learned this behavior costs $350/month. Oh the financial pain!

Energy efficiency improvements are motivated by pain.  Energy pain comes in two varieties: financial and comfort.  Most energy models are based on customers like Peter and Kristi making energy improvements to reduce wallet pain.  As soon as they’ve insulated their home they will continue to keep their thermostats at 68 degrees but consume less energy.  These models point to great reductions in energy demand based on customers with financial pain installing cost effective weatherization and insulation measures.  If utility companies can use rebates and incentives to encourage customers like Peter and Kristi to invest in improvements to their homes it will be as good as investing in new power generation equipment to keep up with demand.   The assumption is that the pain of high utility bills will motivate investment in energy efficiency improvements and decrease energy demand.

Another possibility, however, is that their twins, frugal Keith and Patsy, might choose to put off the efficiency improvements and instead turn the thermostat down to 50 degrees and put on a hat and scarf for dinner.  This choice shifts the pain from financial to temperature discomfort, a challenge for the traditional energy models.  When utilities predict savings from improvements to homes incentivized by rebates they don’t usually predict what happens when Keith and Patsy finally make energy improvements and take off their sweaters.

After saving for a year frugal Keith and Patsy install attic insulation and weatherize their home. Now they can turn the thermostat up to 68 degrees.  Their energy bills are a much more reasonable $100/ month but they are consuming more energy than they were when the thermostat was at 50 degrees.

This results in what building scientists call the rebound effect. The rebound effect describes the difference between the actual society wide energy savings after energy efficiency improvements are made and energy savings as predicted in the lab models. Sometimes the rebound effect can be so large as to even result in an increase in energy used across the society. The UK Energy Research Center studied this effect and pointed to human behavior as the key component of the rebound effect. While seemingly counterintuitive, the examples above make the point clearly for residential customers.

The commercial impact is even more striking. If a local bike manufacturer invests in a new, more efficient, welding process and can therefore produce bike frames more profitably, then it will likely build more bikes. More bikes mean greater electricity use and a net increase in demand to the utility.

Does this mean we as a society should stop investing in energy efficiency? I’d say no.   The bike manufacturer is now making more bikes every month for less energy per unit. More bike production means more economic activity for the region.  Peter and Kristi have a higher quality of life in their home and are likely more productive members of society as a result. The utility company increased the efficiency of the energy used in both cases. Overall the demand for energy may be higher but the benefit to society per unit energy used is improved. Incentive decisions must measure society benefit in addition to energy savings to decide which new efficiency programs to fund.

A Healthy Tension

Doing good for society and the planet and being profitable at it isn’t easy, nor does it come about without a healthy dose of daily tension. At G2B Ventures, the tension we deal with comes with our mission, which is to drive energy efficiency in existing buildings to the greatest extent possible while continuing to make solid, for-profit, self-sustaining decisions. Last week a segment on G2B and our program of buying distressed homes and driving energy efficiency was aired on our local NPR affiliate, KPLU. The day after the segment I received some emails that challenged us on our efficiency work. They didn’t doubt our approach; they challenged the need to replace the windows and tightened up the home in West Seattle to prevent leaks.

Whenever you put yourself out there in the way we have done so far, you have to be open to feedback and criticism. G2B is not only open to it, we encourage and welcome it. So I thought I would put the email discussion out there and available for everyone to understand what goes into these sorts of decisions. So without divulging the source, the concern with windows relates to the imbedded carbon associated with simple replacement verses refurbishment as witnessed through a life cycle assessment. In many cases the embedded carbon associated with replacing windows can be much higher than the efficiency gained through new windows. The second concern is the indoor air quality issues that come from and older house that has been tightened up and is not well ventilated, potentially causing mold/rot problems. The G2B response to these concerns can be read below:

“Restoring the original windows in the West Seattle home was not an option. We had five different types of windows from different vintages, with many of those cracked or not sealing due to the house settling over time and through multiple earth quakes over its 100+ year life. Once the house was lifted and leveled-out, at least one window broke in the process and many others became dysfunctional and couldn't open preventing egress. We are happy to point out that in our next house we will receive Built Green Certification and dramatically improved energy performance, while NOT replacing the windows.

"As you know, “sealing up air gaps” is a common phrase used in building performance, but obviously it’s not as cut & dried as running around the outside of the house with caulk guns and 2part foam.  Using the West Seattle house as an example: exterior rigid foam acts as an additional drainage plane and reduces thermal bridging between framing members, but horizontal seems are loose, ‘Z’ flashed with building paper for moisture vapor escape.  We had ship lap for exterior wall sheathing to deal with, so the wall needing to breathe is one of multiple problems to address.  Attics are vented of course, and special care was taken to fir out the vaulted ceilings to create additional space for ventilation.  Insulation is largely blown cellulose.  And finally, airtight barrier is at the drywall with air sealing at light switch and outlet boxes, penetration & physical air sealing in joist bays, below the knee walls if blocking is missing.  You are correct that mold/moisture is an issue in old homes, and frequently this occurs due to condensation at the cold/hot junctures inside the wall cavity due to a lack of insulation.

"G2B Homes does NOT approach each project with a cookie cutter and pre-planned approach. This is the challenge with existing building rehabilitation. We try to be thoughtful and deliberate and in addition to the G2B institutional knowledge we work with some of the best residential building science folks in town to help inform each project.

"I hope this helps address/alleviate concerns. We are very dedicated to this discussion and have it on-going with every project. Our intention is to be mindful of these issues and to transparently create thoughtful solutions. We want to set the bar as high as we can, but we may not always get it right. We are human, makes mistakes, and as you know the market will only allow for so much efficiency to be profitably pushed into projects.”
