"Density" Empowers Bold Conversations in Seattle

Good conversations are typically born in the company of good people. 

That was the driving thought when we created the Empower Happy Hour at the beginning of 2014. We wanted to have good, meaningful conversations with people outside of our own organization (because frankly we were all preaching to the choir internally and were probably consuming too much booze just to keep things interesting). What we didn’t want, however, was to host a formal event, or a networking opportunity. We wanted to have real conversations with interesting people, so the Empower Happy Hour was born.

The format of these events have always been the same… low key, in a bar, no nametags, no soapboxes, no formally led discussions – just a topic to unite us, an amazing sponsor and an impactful non-profit. Each event has been unique – but the most recent one in Ballard was especially inspiring and a great indicator for successful future events. We are truly thankful for the opportunity to have hosted with Sustainable Ballard and we were especially grateful to our sponsor Redfin Builder Services.

While this event was a bit different from our other Happy Hours - there were a couple of key ingredients that helped mold it into something very special and eye-opening.

1. An AMAZING question. 
Our non-profit cohost has always provided a topic of discussion for our happy hours – and Sustainable Ballard really hit it home with their topic.

a. Does Density = Sustainability?
b. Does Sustainability = Density? 

This two-parter really has a huge impact in Seattle right now and is on the tips of everyone’s tongues. Despite the "breathing room only" crowd – the quality of conversation was fascinating. Not everyone chooses to talk about the topic during our happy hours but this really captured the attention of many including Councilman Mike O’Brien who was discussing Ballard’s new apodments – considered both a scourge and blue-sky solution to housing in Seattle.

The rest of the conversations spanned walkability (a fun topic in light of Redfin’s recent acquisition of Walkscore) – as well as Ballard’s most recent developments and the addition of quality locations to eat, shop and sip. The idea of a “carless lifestyle” as the new definition of luxury was a spirited thought when considering the changing mindset toward livability in times of climate change and a return to urban living.

Not all of the conversations were light-hearted. Serious attention to community wants and needs and the impact of more density on transportation was a common topic; as was the builder-bad-guy issue with neighbors. Not everyone loves the way development looks, feels and changes a neighborhood – so thoughts on working with community were abundant. In particular - discussions around Green Canopy's new Neighborhood Design Survey and community meeting approach were inspiring to neighbors that had visited the event.

2.  Another key ingredient to the success of this specific happy hour was the LOCATION. 
We went against our own rules and decided to host the event in a small event space – but to keep it lively, we started off with drinks at the nearby Skillet – and then moved indoors. While it may have been difficult to corral folks - no one was lost and the “bar-hopping” effect made the event feel less stiff. 

Aside from just the venue – the fact that the event was held in Ballard – a community common to our hosts, co-hosts, sponsors and mired in the topic at hand – made it easier to talk about density relative to where we were all feeling excitement and pain. The Greenfire Campus was a perfectly inspirational space with only enough room to kiss or kill whoever you were speaking to. Skillet made for the perfect pre-funk, and Parfait made for the perfect after-hour snack.

We were very excited to host this event with Sustainable Ballard and Redfin. The event lasted well past our 6:30 cutoff and folks lingered having friendly discussions. While there was no Bocce, like our previous event at Von Trapps, and there was no policy big-wigs like our event with Climate Solutions – it was intimate, refreshing and exactly what we could have hoped for.

We definitely look forward to hosting many more Empower Happy Hour’s, and aim to keep them simple, sexy, and substantial. We hope you will join us the next one to help ADVANCE THE DISCUSSION.

Corporate Values & Corporate Culture: is it Legit, or is it lip Service?

According to 2013 research published by Luigi Guiso, Paolo Sapienza and Luigi Zingales, The Value of Corporate Culture, 85% of S&P 500 companies have at least one section of their website dedicated to -- what they call -- “corporate culture” i.e. principals and values that should inform the behavior of the firm’s employees. Values are important to promote and advertise on corporate websites and reports, because it is imperative for companies to manage their image. External stakeholders expect companies to have thought about their values and publicly acknowledge them. The act of creating and promoting values can help assure external and internal stakeholders that the company has a higher degree of integrity and is guided to conduct their business in a way that is consistent with and based on their stated values. 

Start with Intention

I recently spoke with the CEO of a publicly traded bank who was extremely proud of his employees for going through the process to create and document their values. They were, “developed by a group of really passionate employees that love this organization and only want the best for the bank, our employees and our customers.” Their guiding philosophy relating to their values are stated as, “Our Core Values encourage us to act in a manner that “wows” others and provide us with the opportunity to guide our actions that allow us to become who we want to be. We take pride in our Core Values and strive to live them each day.” This is an example that provides insight into great intentions and proactive leadership. However, when I asked him, “What does the bank do to ‘strive to live them each day’?” he floundered. Wasn’t it enough to go through the process to create their values and then promote them both externally and internally?

Learn from Employee Perception

This is a great place to start. But organizations that want to leverage the power of corporate culture to increase productivity and returns need to do more. 

The Guiso, et al. study also uncovered some additional, interesting facts regarding advertised values. Notably, the value most commonly exploited by the S&P 500 companies was “Innovation” followed by “Integrity” and “Respect”. When the researchers attempted “…to correlate the frequency and prominence of these values to measures of short and long term performance,” they “...fail[ed] to find any significant correlation.” Basically they found that advertised values are not a great indicator of corporate and employee performance. Perhaps that is because it is easy to state your values, so everyone does. 

Another point to note in the research is the concept of perceived value. The study found that if the employees of the company perceive management to have a high level of integrity, there was a positive correlation, and good outcomes in terms of higher productivity, profitability, and the ability of the company to attract talent. In other words it isn’t enough to create and promote values, they had to be perceived and held within the employee base of the organization.

Living Values

So how do we know if a company’s stated values are not just something that they claim to be true, but are indeed perceived and held by the employees of the company? 

A few clues to consider in your evaluation process: 

  1. If the company has its values listed internally or in an orientation packet, but they do not advertise their stated values on their website, this would suggest a note of caution. Again, according to the research paper, 15% of all S&P 500 companies do not advertise values. If you don’t talk about your values or share them with outside stakeholders then it is hard to be held accountable to them. It may also indicate that their management wants to be authentic and doesn’t feel the need to advertise values, however it certainly begs inspection.

  2. Does the firm, large or small, value their Human Resources Department or efforts. In small, start-up firms many times HR is valued lower than marketing. The commitment of the leadership to focus on their number ONE asset, their human resources, is indicative of their values. In larger companies, is the head of HR part of the Executive Suite? In other words how high up are Human Resources valued? If the head of HR is nowhere near the top of the company, this would indicate a gap and that the leadership of the firm does not have a high attribution to corporate values. 

  3. Inquire how developed their internal recruiting processes are. If employees don’t want to recommend their friends to work at the company… something may be off.

  4. Can an employee who has been at the company around one year tell you the values of the company? If the company is living their values, it should be easy and even exciting to share with others the shared sets of values at the firm.

  5. Can managers and employees give examples of when others made decisions that aligned with the values of the firm? Clearly if no one can, I would question if their values are lip service.

  6. Lastly, ask the vendors and customers of the firm what makes the company different from others in same field. If examples of what makes the firm different line up with their stated values, you can assume that their values are not just lip service and that the employee on the front lines is living the firm’s values. 


I am sure you can think of many more “sniff tests”. The fact that anyone can truth-test stated values should give employees, investors, and customers alike a leg up in identifying if a company is truly anchored by its values (which correlates to performance and profitability) or if their stated values are just the lip service of corporate collateral created in the back halls of the Marketing Department. 

Where is Density?

As we gear up for the November Empower Happy Hour, I am excited to write an article that relates to the topic of Density.

Density is one of those subjects that can be mired in analytics – but it is also a very real phenomena that hits many hearts and can have an extreme impact on the life of a community. It has the capacity to improve or ruin neighborhoods – so it can be especially hard to know if you are doing it right.

One of my most recent and favorite density conversations was this past September at the Built Green Conference. The discussion was focused on enhancing Walkability in the suburbs by increasing the number and quality of connections between where people lived and where the wanted to go. The reason that I loved the conversation so much was because it completely challenged the notion that density does not exist in the suburbs.

Niko Larco, a professor from the University of Oregon and author of the book Site Design for Multifamily Housing: Creating Livable, Connected Neighborhoods, was the conference keynote. His address proposed that we take a new look at suburban density to see how we can make improvements in the walkability of what is currently existing. What he wanted to challenge was the idea that “No one walks in the suburbs”. Because, seriously… no one walks in the suburbs right?

When people think about the suburbs – they often think of sprawling single-family homes and whirling subdivisions that have no exits. It is true that this landscape exists a great deal in the suburbs and that this low-density development tends to blight  the countryside.

What we often glaze over, however, is the existence of real density. What Larco showed in his presentation was that DENISTY DOES EXIST in the suburbs. Maybe not in the single family housing that we are so familiar with – but perhaps somewhere else. What we are missing is that medium-density apartment developments are also a huge part of the suburban landscape and have been since the 70’s. While the analytics of density might point to extremely low ratios in the suburbs – the fact is that there are dense micro-developments that rival even the densest downtown core.

In fact, Larco and his students did a great study on walkability in the suburbs and surveyed hundreds of residents that live in apartment complexes throughout America. What they found was that, absolutely, people do walk in the suburbs. They walk to the convenient stores, they walk to the grocery store (even if it is through paths paved from hundreds of trips through the buffer zones), and they even knock down fences in an effort to get from point A to point B.

I recall this kind of “suburban connection” from my youth. Particularly one that connected the woods behind my grandmother’s house to the back of the Dairy Queen. If we would have taken the paved route to this coveted location, it would have taken us three times as long to get our frozen treats – so we blazed trails, we pulled apart the fence and trampled through the poison ivy.

Now – while this kind of density isn’t what you would normally think of, and this kind of Walkability isn’t the type of trip that will show up on Walkscore – what I do love about this conversation is that it is about something more organic. It is about community-driven design in a sense. It is about people letting designers, planners and developers know what they want and where they want it.

It is about taking charge of your community. And that is really what this density conversation should be about, right? How can we enable the neighborhood to take charge of their community?

Larco has recently began working with apartment developers to give them a “recipe” for creating successful connections in and out of their development. Where these developers once built with blinders on – they are now noticing that, “hey, I don’t have to put up a fence around the whole property because there is this Pizza place right behind us.” And that saves money right?

It should and could be the same thing in any neighborhood. At Green Canopy we have recently taken steps to develop more community-driven designs. Our community meetings have become more robust – and our feedback is really changing the way that we design and develop properties. It is hard to marry what the neighbors want with what the market wants – but at the same time – there is no need to knock down fences, right?

Cultivating Seeds of Corporate Culture

Have you ever heard ANYONE say after coming back from Europe, “I had a great trip, but I just hope those Brits/Germans/French don’t lose their culture?” The very notion of a nation losing its culture seems silly. Sure cultures change, but they change over time. National cultural changes happen slowly and change is usually driven by a shock to the current way of life. 

For whatever reason, corporate culture doesn’t seem as “fixed” as national culture. Nations lose their leadership, have lots of turnover and people come and go all the time. And nations are influenced by other nations in ways that it is hard to imagine might happen in companies. So what makes company culture more susceptible to change? 

Fast Starts and System Shocks

I recently spoke with David Norris, CEO of MD Insider. We both agreed that companies tend to start-up rather quickly. People come together in the beginning more out of chemistry and shared excitement about the opportunity surrounding the product or idea. More often than not, they share a common national cultural framework so they already have a great basis to begin working together. They also have a shared language, and typically share the same historical perspective, political and economic frameworks (socialist, democratic, capitalist, parliamentarian), etc. Layer chemistry on top of a similar national cultural framework, and that can take the newly formed company down the road a fair bit.

The breakdown typically comes, just like with a nation, with a shock to the system. For a company this could mean jumping from four employees to twenty in less than one year, and then from twenty to forty in another six months.  When countries are merged together for one reason or another, we often watch as the individual cultures tear them back apart... Infighting can happen as larger and more powerful countries begin to dictate terms. Just bringing a similar currency to Europe has been challenging since adoption of the Euro. In the same way, with companies experiencing rapid growth, bigger personalities typically dictate cultural norms, and when those personalities move, for good or bad, so goes the cultural dictator.

Core Values As Cultural Seeds

To help ensure your corporate culture isn’t encapsulated and controlled in one or two, or even just a few key personalities, consider what is at its core. Culture can be defined as the shared values, language, beliefs, and customs of a group. At the heart of culture is how we interact and behave together. At the heart of culture is how we interact together and behave together… David referred to our shared set of core values as the seeds of culture. As the seeds of culture take root in your workplace, your teams will thrive and productivity will increase. 

If a group of people has a shared set of values, they can be pointed toward any mission or vision, and as long as they buy into the mission and vision, they will excel.  Core values incorporate our language, what we celebrate, how we develop, our rights of passage, and how we interact. For a country, these things may seem obvious. For companies, it seems less than obvious for many leaders.  In fact, I’ve heard more about the importance of the boss taking people out for beer as a means to “create culture”, than working on our values to create culture. Hmmm.

Whether a company’s values are implicit or explicit, they exist. The more explicit the shared sets of values, the more that group of people “live” their values. The more alive values are within a group the stronger the bond and the greater the resiliency of that group. It’s about so much more than happy hour beers.

Every Day Values

Companies often explicitly state their values on their websites and in promotional material, creating a veneer of credibility and sincerity. One of the most infamous examples of this is Enron’s four capital V Values: Respect, Integrity, Communication and Excellence. Clearly this broke down long before the company failed. So if our values are the seeds of culture then nurturing and cultivating these values throughout every day will help to keep them alive and healthy, rather than stale and static on a corporate website.

For a traveler, there’s a difference between that sense of “Love this place, but wouldn’t want to live here” and “I would love to live here!” It’s the same in companies. Living your corporate values and keeping them alive and healthy within the company means the right people will find they’d “love to work here”, and the “wrong” people will move along. A company whose employees work to keep their shared values alive within the organization will allow the company culture and the team to thrive through down times and times of change and growth.

B the Change, see the Change

It’s been nearly one year since Green Canopy became a certified B Corp. Our company, at that time, was a small and tight-knit group that was dedicated to living out our values and our mission. Our work was meaningful and the team was excited about growth.

It couldn’t have been a better decision to certify at that time. Our small and nimble team had created a rich corporate culture that everyone was excited about preserving. We were mindfully crafting systems for hiring, communication, and human resources that would ensure that our culture and values were protected as we grew. Certifying* was part of that process… but one year later we are finally seeing just how important it was.

Since then, Green Canopy has nearly doubled in size. We have started new business channels: from Fund development, to Custom Services, to RePurpose (a whole-house deconstruction program). We have gained talent, we have restructured; we have evolved. All the while, managing our culture, resources and social capital in a way that is intentional and meaningful. 

B Corp means a lot more to how we do business now. It enables us to do business the way we want to do business – the way we started out with our high-fiving, adventure-loving, sustainability-minded (Fbomb-dropping) nimble team not long ago. But now it allows us to do more. It holds us accountable, it guides us and gives us tools for growth. B Corp helps us do business better.

I asked some of our team, both new and old members, what B Corp means to them and how it allows them to do business better. Here is what they had to say:

  • Ami Nieto, Office Manager: B Corp certification has fueled our passion for sustainability and keeps it at the forefront of our minds in every business decision we make. It has changed the way we hire people and tuned our focus on attracting talent that is committed to our mission as a Certified B Corporation. B Corp inspired us to raise the minimum wage of our company to $15/hour. For being a company of less than 50 employees, this change is years ahead of other companies in our region and our industry.  We now offer stock options to all employees upon hire. We also contract with more local and sustainable suppliers. We have chosen to bank locally with an independent institution (Beneficial State Bank). Next year we hope to go completely paperless!

  • Bec Chapin, Director of Custom Construction: Being a B Corp takes the mission of Green Canopy out of the house and into the lives and operations of the company. It is about running business so that it is sustainable to the world, communities, and employees; and because of that, our clients. For too long we have run business for the benefit of the shareholders and forgotten that it is also a big part of the ecosystem of our lives. If we don't pay attention, we risk running businesses at the expense of our communities, our planet and the future. 

  • Caitlin Hoeberlein, (Spec Construction) Project EngineerI specifically sought out B Corporations when searching for job opportunities in Seattle. Previously, I worked for a small B Corp in New York, and I loved the attitude of people and the environment over profits. It was important to me that the company I worked for also supported those ideals that are so important to me.

  • Andy Woverton, Controller and Director of Fund Development: Being a B Corp is important to me because it is an important signal of how Green Canopy cares about our employees, responds to the communities in which we build, provides information to our shareholders and stewards our environment. The B Corp signal projects positively to current and potential future employees, neighbors and investors.

  • Nate Morr, RePurpose Site Supervisor: Being a B Corporation is important to the deconstruction work I am doing for the company because it allows me to be creative in the reuse/recycle of materials from the homes we deconstruct. Rather than solely being focused on the most efficient and economical method of material diversion, I can find unique ways of repurposing material that is beneficial to the environment, our community, and our company’s practices as well. For instance, having the Union Gospel Mission's 118 Design Program work with us to deconstruct and reuse reclaimed lumber is an excellent story for the diversion of our material that, once we streamline our processes, could be extremely efficient and economical while being 100% mission-aligned.

  • Sam Lai, CMO: I love that Green Canopy is a certified B Corp. Most home buyers today are still indifferent to energy efficiency in homes, but when someone buys a Green Canopy home, their super-low utility bill and amazing year-round comfort becomes an undeniable benefit to the homeowner. However, the societal benefits are less tangible. B Corp's rigorous environmental and social standards help to communicate how our homes are also better for communities and our environment. 

Each member of the team finds the B Corp certification meaningful for their own reasons, but putting some structure and accountability around those values strengthens our community and purpose. In the year since we certified, we have improved in all areas of our business and are currently working on a Corporate Social Responsibility Framework. This framework will help us develop a set of action-oriented goals for improvement, as well as help us improve our reporting and the measure of our impact. The steps we are taking, including even just revisiting team commitment to it through writing this post, help us collectively see the change and be all  the more intentional about B-ing the change.

* A B Corp is a for-profit company that is committed to gains in social and environmental capital rather than just monetary profits. It is a certification that is awarded by B Lab in Pennsylvania – an organization that scores companies based on a set of social and environmental metrics. Green Canopy’s score at certification was an 86.

Fresh Thinking From NW EcoBuild Community

Recently you may have seen several of our Green Canopy project managers and a few of our support staff breaking bread with the rest of the greenbuild community at this year’s NW Ecobuilding Retreat. This is one, special event that gets our construction team worked up and inspired by the big fresh thinking of our peers. Out of all of the conferences that we have attended and supported this season – this one is especially aligned with what we love about our work and the future of our work in other NW markets

Nine of our team members attended this gathering and here is what inspired them.

  1. Green Appraisal – Thanks for the Green Genius name-drop Fiona! This is one topic that we have really hit home with in real estate education, and a topic that builders battle constantly when trying to encourage change in the valuation of green building. Like this article from Builder Online recently stated “Many builders are fed up with a financing system that doesn’t put enough value on sustainable features and the savings they yield for homeowners.” The fact is that buyers who purchase energy efficient homes have a lower default rate – because these homes simply cost less to own! A point that we often drive home in our Green Genius classes. Change comes from within and we are especially thrilled to see the number of appraisers that frequent our classes.

  2. Reclaimed Materials – The topic of deconstruction and reclaimed materials is one that Green Canopy is head over heels for at the moment – so don’t be surprised if you see it mentioned here again! The case study HOME reclaimed, presented by Ryan Mankoski was excellent. Ninebark Design Build is doing some stand-up work and also recently won the Built Green Hammer Award for Project of the Year for this re-envisioned, reclaimed Tudor, also mentioned here on Curbed Seattle.

  3. Greenfire Campus: What DON’T we love about the Greenfire Campus? The alternative green building strategies like cisterns and geothermal energy is pretty amazing and a cool addition to the Ballard neighborhood. This project was brought to our attention a while back when Redfin asked for our help in teaching a “How to Buy a Green Home” class for their buyer clients. Redfin Builder Services represents the Greenfire and Solo Loft Developers and have had huge success marketing this project and its cool resource efficiency strategies. Well done!


We really enjoyed the energy of the event and the community of smart, greenbuilding pros working together to raise the bar and impact big change in the Pacific Northwest. Can’t wait until next year!

Green Canopy Branches Out

When the founders of Green Canopy first launched a homebuilding business in 2009 in Seattle, the temperature of the room was tepid to say the least. Presenting a real estate venture in the middle of a recession doesn’t exactly make you look smart, even if you can say it with a straight face. But, what may have seemed like a huge risk then, was also humbly presented as having its rewards. The rewards were transformational, the cause was inspirational and the drive to create a deliberate and intentional homebuilding business that could move markets and protect mountains – somehow made it worth the risk.

Green Canopy recently closed on our first Portland project in the Arbor Lodge neighborhood of North Portland and we are incredibly excited for our expansion. Moving Past Infill Ill Will

The outcry against residential in-fill has reached a fevered pitch in Seattle. Neighbors are yelling at homebuilders, each other, the city, and anyone who will listen. The themes are relatively consistent; opposition to modern homes, bigger homes, added density, or the fact that projects are unaffordable to existing residents. Builders, on the other hand, are simply trying to build what the market demands – and that may well conflict. But, is the fevered pitch, and ill will around new in-fill developments in the Seattle area necessary, or is there a way to work together?

As someone on the front lines of the neighborhood hostilities trying to do business in a new way, I think there is.  By engaging with (and listening to) neighbors and being transparent about planning and decision-making beforehand, infill housing can become a welcome and community-forwarding endeavor. 

Having heard the angry outcry, and with a focus on continuing to build a human values-based business that contributes to communities, here are a few ideas for how this could be done: 

  • Listen, really listen, first. Changes within a neighborhood can be emotional for many. When you recognize that going in, even hearing concerns starts to build a trust pattern. While plans are still conceptual, hold a community meeting to receive input on the direction of your design.

  • Engage along the way. Especially with topics like sidewalk closures, site work, paint colors, etc. (We use Tumblr quite a bit on this front) Updating the community using a community blog demonstrates awareness that the developer is entering into an established norm of how the neighborhood functions. 

  • Acknowledge feedback and make Changes. When neighbors really see a result of their comments, whether as acknowledgement or in changes to the plan, trust is solidified, paving the way for the best possible relationship with the community throughout the construction process, and helping the new homeowner receive a much warmer welcome.


How is this good business? Engaging the community while building in close quarters with neighbors helps minimize angry calls and letters to the city, intense verbal discussions with subcontractors, and creates a much better work environment for everyone. By approaching our own projects in this manner, we’ve had neighbors bring us warm coffee, cookies, and offer to help. Our homebuyers are a welcome addition to the neighborhood versus being seen with skepticism and mistrust by association. All of this work helps create positive association with our company name and ultimately helps sell our homes.

In this day and age of transparency, builders really can’t “bulldoze” their way into a neighborhood.  If neighbors and builders alike can remain open to each other, listen and engage, we should all be able to learn together how to effectively rebuild our aging infrastructure, honor our past and lay the groundwork for a thriving future in Seattle.

You Blow my Mind Like a Ductless Mini-Split

"What speaks to buyers when they are looking for a green or high performance home?"

Last Wednesday I was on a panel at the Home Performance Guild of Oregon Conference in front of an audience of performance contractors, energy efficiency organizations, realtors and appraisers.  

My fellow panelists and I were discussing how to help customers understand the value of high performance homes, when Waylon White of Earth Advantage posed this question:

"What speaks to buyers when they are looking for a green or high performance home?" 

Sometimes the best way to answer a question like that is to describe what DOES NOT work. To that end, I recited awful pick-up lines that sound like they belong in a singles bar, but are value propositions for green and high performance homes gone horribly wrong!  

These were my top 5 “worst pick-up lines”  

5. Hello!  I’m really complicated and high maintenance.

4. Pick me!  Or else you will feel guilty the rest of your life.

3. I’ll cost you more than normal, but you’ll be thankful in 10 to 15 years.

2. I’m clearly not easy on the eyes, but I’m good for you.

1. I may not be that big, but I’m really, really, flexible.

Later, in the conference, there was a brilliant idea that cut through the noise of home performance geeks, like myself, whipping out the results of our latest blower door tests.  Fiona Douglas-Hamilton reminded all of us that green, high-performance homes are “simply better homes.”  

Ah, yes, thank you Fiona!  Great reminder.  For us, as we always offer our products at the same price (or more competitively) than other conventional homes.  And, while many of our homeowners did not start looking for a green home before seeing a Green Canopy Home - we hope that all our homeowners continue to feel that their homes are simply better homes. 

Changing Times, Changing Minds

"64% of Millennials would rather make $40,000 a year at a job they love than $100,000 a year at a job they think is boring."

A lot of research has been dedicated to learning more about Millennial attitudes as companies struggle to adjust corporate cultures to align with their thinking. This cohort has received a bad rap in most of the research, but at Green Canopy we have found that building a culture that unleashes the “Millennial Mindset” in all of our employees increases our productivity and our ability to execute our mission to inspire resource efficiency. For this reason, I believe that organizations should work to realign their corporate cultures to foster this mindset in their employees. A few fun facts below help illustrate the point that the future of successful businesses will be predicated on creating corporate cultures that are designed to attract and retain millennial minded employees of any age. 


  • Millennials (People born in 1981 or after) comprise more than one in three of adult Americans by 2020.

  • They will make up as much as 75% of the U.S. workforce by 2025.

  • 89% expressed a stronger likelihood that they would buy from companies that supported solutions to specific social issues. 

  • 87.5% disagreed with the statement that "money is the best measure of success," compared to about 78% of the total population. 

  • The top ideal employers of currently employed Millennials are Google, Apple, Facebook, the U.S. State Department, and Disney. Note: Five of the top 15 most ideal employers are government agencies (State Dept., FBI, CIA, NASA, and Peace Corps). 

  • 63% want their employer to contribute to social or ethical causes they felt were important. About half of older Gen Xers and Boomers felt the same.

  • 64% would rather make $40,000/year at a job they love than $100,000/year at a job they think is boring.

  • Not only do half of all Millennials choose not to identify with either political party, just 31% say there is a great deal of difference between the Republican and Democratic parties.[Polarizing politics are a vestige of the silent and boomer generations, and not necessarily part of the future of America.]

  • Despite their financial burdens, Millennials are the nation’s most stubborn economic optimists. More than eight in ten say they either currently have enough money to lead the lives they want (32%) or expect to in the future (53%).

  • Millennials are connected. The idea of being required to sit in a cubicle for eight hours a day strikes the Millennial as bizarre.

  • Millennials don’t want to simply pay their dues as did previous generations. For many companies, the default process is to promote based on tenure rather than talent. [Equal pay and promotion for equal work… Merit rules the day. What a concept!?]

“Kuhn: How can employers best capitalize on the millennial generation?

Alsop: I believe employers can best capitalize on millennials by making them feel that their work is important, giving them lots of feedback and positive reinforcement, and telling them that the company will help them develop their skills and career potential. This generation isn't loyal to any one company and is likely to work for many employers. But millennials will be more apt to stay with an employer if they can see why their sometimes seemingly mundane job is important to the company's success. They also want to build their portfolio of skills and experiences through mentoring, training and development programs, and the opportunity to switch jobs within their company…”

Evolve Into the Millennial Mindset

Frankly the work of today and tomorrow is important work. As the world’s population continues to grow and strain our finite planetary resources, all businesses of the future will have to consider and adapt to working more with less resources. Many more businesses will intentionally start and organize themselves to tackle some of the world’s pressing resource scarcity and climate challenges, while also doing well for their shareholders and by their employees.

As I synthesize all of this, the Millennial picture becomes clear. This mindset is a key to our world’s future success because Millennials are a large percentage of working Americans now and will be in the future. They are diplomatic peacemakers for whom success doesn’t necessary equal wealth. They want to work at doing good in the world. They would rather have a job of purpose and challenge than one that is boring and pays more. They are optimistic, believe in merit over tenure, and prefer coaching over being told how to perform. Rather than complain about the Millennial Mindset, we should celebrate it, seek it out and foster it in our work.  

The successful businesses of tomorrow will employ people with the Millennial Mindset that some love to hate. Their cultures will be designed to unlock the inner Millennial in all their employees and earn the right of retention for those they are so fortunate to serve. The stodgy business practices that made corporations great in the past, thrived in what is no longer our world: a very top down, heavily bureaucratic, do-as-you-are-told, perceived limitless resource reality. Thankfully, society has largely evolved beyond those outdated business practices. It is time for employers to do the same.

MLS Rule 2C: Clarification Restores Order

Last year I was at a real estate brokerage office meeting when they began the customary round of talking about new and up-coming listings. At one point the Managing Broker interrupted the Agent and firmly reminded him that he could not share the address of the property he was sharing to the group. “What is she talking about?” I thought. So I interrupted the meeting and asked that they clarify why the heck he couldn’t share the property address. I run a homebuilding company and I certainly want Brokers sharing our upcoming listings with their office mates. The Managing Broker then explained the new MLS Rule 2c to me. I was shocked and complained to her in the meeting, which generated a group discussion around everyone’s frustration with the new rule. We moved along to other business only after they pleaded with me to see if I could do anything, and gave me the name and number of the NWMLS corporate attorney. I know that the NWMLS is owned by its membership but there are times when our governing bodies aren’t in tune with those they govern. The MLS Rule 2c was one of those examples.

Previously, Rule 2c wouldn’t allow their brokers to promote the sale of a property in any fashion whatsoever prior to listing it on the MLS. That means even verbally in the Brokerage meetings, on the Internet, or on competing listing services such as the PLS (Postlets Listing Service).

So I asked our attorney to contact the NWMLS and begin the process of discussion around why we felt that the NWMLS Rule 2c was anti-competitive and hurting our business. What I learned was first and foremost, the NWMLS has great council and they were extremely accommodating and sincerely interested in the discussion. They exhibited sincere flexibility and thoughtfulness. The result of those conversations was a revision of Rule 2c that can be read below.

The end result is that the revised Rule 2c does not prohibit a member from promoting or advertising property information obtained from a non-NWMLS source as long as the member didn’t generate the information, has clear authorization from the source, and lists the source of the information. Examples of information members may promote and advertise are defined as:

  1. Public Records Information;

  2. Automated valuation models (“AVMs”);

  3. For sale by owner (“FSBO”) properties – from information not generated by the member;

  4. Real estate owned (“REOs”) or foreclosed properties – from information not generated by the member; and

  5. New construction properties – from information not generated by the member.



As a result of this revision, I am now authorizing all members of the NWMLS to promote and advertise, on any website, listing service, or in any conversation you think appropriate, the sale of Green Canopy’s homes that are not currently listed for sale on the NWMLS.

Green Canopy Repurpose: The Art of Deconstruction

At Green Canopy, we are committed to resource efficiency. For us, this goes beyond installing solar panels and thicker insulation. When the structure of an existing home is unsalvageable, we are in a rare position to be able to decide how to dismantle the home, and how those resources are re-used and re-purposed. This means that we have the ability to save the embodied energy of the existing structure--talk about resource efficiency! 

We aren’t the only ones who are inspired by deconstruction. Bradly Gunn is a local Seattle painter and architect who started the Seattle Demo Project, an art and architectural program documenting and memorialising soon-to-be demolished homes in Seattle. According to Gunn, “the Seattle Demo Project is focused on bringing light to a relatively misunderstood or ignored facet of Seattle’s urban condition. We want to activate soon-to-be-demolished structures and provide an opportunity to learn, explore, and engage the community one last time before they are gone.” 

As a builder, we hear a lot of criticism against development. Gunn claims he was in the “anti-development camp” just a few years ago. He wanted to keep his neighborhood the way it was, but soon realized that “some homes are worth saving. Some aren’t.” When he found out that more than one home per day was being torn down in Seattle, he realized that his art could shed light on this staggering statistic by converting these homes, a formerly untapped resource, into an artistic and educational opportunity. “Houses are an art medium of a very different scale, that only a handful of artists have gotten to play with,” he says. As a medium, there’s a lot of potential and many stories to uncover. 

Unlike our team here at Green Canopy, Gunn didn’t come to deconstruction from a sustainability standpoint. He was not interested in the repurpose value of the materials, but rather the value that documenting these projects could have for communities, architects and students. He envisioned transforming these run-down homes into a touchpoint for neighbors to learn about architecture and development in an open and engaging way, by abstracting it. “When it’s not the house or the walls, it becomes another story,” says Gunn. He sees his work as an avenue for architects to reexamine failed systems, and for students to gain firsthand experience in the field. He likens student involvement in his project to doctors studying cadavers--documenting the deterioration of a house provides invaluable lessons for those designing new homes.  

When the structure of the existing home is unsalvageable, Green Canopy is committing to deconstructing instead demolishing whenever possible, saving as much embodied energy as we can. We are happy to support Gunn in his artistic and educational quest. Gunn is currently documenting two of our deconstruction projects in Ballard and West Seattle: Gertrude and Aura. We are deconstructing these homes by hand, and will reuse and recycle 100% of what we dismantle. Together, we can build a new, sustainable future by learning from and respecting the past.

Water to Wine: Green Home Transformation in PDX

“He heard me on Seattle’s local NPR affiliate. He saw our ad, and he was determined to work for Green Canopy, learn our business, prove himself and show what he is capable of. He got the job."

Ryan Nieto came into the office looking like a modern “Urban Jesus”. The moniker stuck. Thick long brown hair, beard, tats… full on Portlandia meets Seattle. He was working as a mechanical HVAC installer, installing air-conditioning systems at QFC grocery stores. He wanted to work for us as a laborer.

He said he saw the ad on our website. It wasn’t adding up for me. He was making good money as a mechanical installer and wanted to take a cut in pay and responsibility to work for Green Canopy. “Who was this guy?” I was thinking.

As it turns out Ryan is a veteran of the Marine Corps in Iraq. He is an avid bouldered/climber and outdoor enthusiast. He has the millennial mindset that the Green Canopy culture warmly embraces. And most importantly he leads with his heart and his mind. Which is another way of saying he follows his heart as his mind works the calculations. Love that. He came in bold into the office, eyes on fire and twitching, a vestige of hard times spent in a war zone. He heard me on Seattle’s local NPR affiliate. He saw our ad, and he was determined to work for Green Canopy, learn our business, prove himself and show what he is capable of. He got the job.

Over the course of the last three years, Ryan has taken 10 old, run-down, drafty homes and miraculously transformed these into resource efficient, certified green, and the highest in quality rebuilt homes to inspire generations of future residents. Working out of the Ecotrust building in the Pearl, Ryan will be responsible for applying his hard earned homebuilding magic to manage the inspirational transformation of old homes to new, and building brand new homes designed to inspire and create awareness of the benefits of resource efficiency.

Ryan is Green Canopy is Ryan. We share the same mission, vision and values and are hopeful that these will resonate in Portland. So nearly three years on, Urban Jesus, is heading to the City of Bridges. Don’t expect him to walk across the Columbia and Willamette Rivers to get there, or go into business transforming water to wine… his assignment is much more terrestrial and perhaps mundane in nature. We don’t have a divine goal of saving humanity, but we are humbly trying to make the world a little better place through our work. Here we come…

Agents of Change and Transformation

We work with hundreds of Real Estate Brokers in the Seattle market to efficiently rebuild our city from the inside out. Internally at Green Canopy we consider the Real Estate Broker community to be Agents of change and transformation. We offer monthly education for Real Estate Brokers to not only help them understand the benefit of resource efficient homes, but to also help them understand the importance of the global and national challenges we are combating through our collective work together. Together, we sincerely and ideally believe that we can change the face of our city and the nation for generations of residents in the years to come.

To increase the awareness of this highly important work, we created the Green Genius Awards. These awards recognize the top ten Real Estate Brokers in our community that have transacted in the most certified green home sales over the course of a year. The Green Genius Award itself is given to the number ONE Listing Broker and the number ONE Selling Broker that represents buyers of certified green homes. We do what we can to promote these award winners throughout the community and create awareness for their Green Genius prowess.

This year’s panel of judges include Maryanne Coffman from 1st Security Bank, Sarah Ealey from Built Green, Kevin Peterson from Puget Sound Energy, Ann Sammon from Green Canopy Homes, Dustin Van Wyck from Windermere, and Ben Kauffman from KW GreenWorks.

Each agent was assessed based on 5 things:

  • Total Number of Sales or Listings

  • Project Impact: how important was that project to the neighborhood context, what level of certification did it complete, how innovative was the project, etc.

  • Marketing & Awareness: How much exposure did this project get beyond the MLS? Did it include its certification level in the marketing remarks? Did the marketing include promotion of features beyond the certification and appliances to show value in the building innovation?

  • Project Exposure: Are the projects and their brands highly visible? Did the builder also promote their own project and was it promoted on the BuiltGreen website?

  • DOM: Days on Market. This is typically a good indicator of increased awareness and anticipation of a project. For a Selling Agent, however, we did consider the extra effort that needed to go into selling a green product that may have sat on the market either due to neighborhood sales velocity or poor pricing.

Green Canopy is especially proud of all of the agents that have made the Top 10 this year and the agents who continue to work toward a greener and more sustainable community. This year the #1 Listing Agent and the #1 Selling Agent will win several exciting prizes.

Mission Net Zero: Homes as Printers

I get it, I get it… If our homes are printers then what is delivered through them is the ink. One compelling future of homebuilding could be about selling homes at a lower and lower price while controlling the delivery of utilities and financing to the homeowner. Big utility companies are becoming viewed more and more as dinosaurs facing an uncertain future. But whether the homebuilder directly or indirectly brings the home, the mortgage and the utilities directly to the homeowner has yet to be seen… that business model has a long way to go before it is entirely worked through.

Either way, what appears paramount is that homes of the future, Green Canopy’s homes, must be extremely efficient, produce energy, store energy and decrease the home’s waste streams in order for the printer and ink analogy to be realized. This aligns with our commitment to build as many net-zero homes as possible… that is clearly the future in homebuilding, and our children will thank us for it.

At Green Canopy we build homes that cost less to own and we guarantee that. This is a benefit that is enjoyed directly by our homeowners. Year over year they will see their energy bills pale in comparison to their neighbors. While Green Canopy builds the homes - it is the customer that collects the savings from "green" not the builder.

That is why when someone asks "Doesn't it cost more to build green?" the answer is a resounding "Yes." The cost of building a Green Canopy home is higher... much higher, but the process is also more thorough, and as a result the homes are simply better. However, selling these amazing homes at a competitive price in the market and making a profit doesn’t appear easy when the cost to build them is higher… so we are dedicated to innovating our building processes and managing within the cost constraints of the marketplace.

At Green Canopy, we have always been dedicated to efficiently managing our supply chain and process management systems to compensate for the significantly increased costs of bringing green, efficient and more sustainable homes to the market. The challenge of building the highest quality homes that are better for our families and the planet and doing so within the cost constraints of the market has always been identified as our number one challenge… and we are up for the challenge!

I recently read this great piece commenting on a new research study: New Research Challenges the Perception that Sustainability Costs. I have heard discussions and arguments for years that building green, efficient and more sustainable homes cost more. The discussions and research studies assert that the additional costs of building more sustainable buildings isn’t drastic especially when considering the reduced cost of ownership. It is wonderful that this new study clearly shows how to recapture the additional cost of resource efficient construction! Unfortunately for Green Canopy we don’t live in our homes, so we can’t benefit from the operational cost savings that we build into the homes.

However, the women and men of Green Canopy love the challenge of building green homes and selling them at competitive market prices. We continue to push ourselves and figure out new methods of project management, design and material procurement. With every home we sell we are living up to the challenge and bringing the best in housing to market. As a result of this dedication to quality and innovation, we can competitively price our homes in the market, they in turn sell fast, and our homeowners save money. We know that if we can outperform our competition we will build a thriving business, while creating beautiful and resource efficient homes that will rest on the surface of the Earth inspiring generations of future homeowners to come.

If a Tree Falls we Hear it

Recently, our CEO wrote an article in which he mentioned that “at Green Canopy, we recognize that we are firmly planted with everyone else somewhere along the spectrum of hypocrisy.” He was talking about how it is very easy in this industry to not be “green enough” – and how, when you are dealing with market-based realities, you can’t always make the most climate sensitive decisions.

This is hard for our team. It’s hard for any values-based organization.

Despite that - we do our best. If we can’t do the best thing – we will always do the next best thing. And we never stop innovating. Nor do we give in to the status quo.

Most recently our team had to cut down a towering Blue Atlas Cedar on one of our project sites. How could Green Canopy – whose very logo is a stately tree – cut down trees?! Sure there are plenty of design opportunities for homes built around trees, on top of trees, in trees – but the fact was, this was not a custom home and design dollars had to be spared for other resource efficiencies.

This Blue Atlas will not go to waste though. We spend a great many hours and dedicated brain power to ensure that we limit our waste streams as much as we can. Instead, we milled the wood on site and we will incorporate it into design features in our future projects.

The arborist that we use in Seattle is Treecycle and the mobile miller is AJ’s Custom Portable Saw Milling; their services include felling trees and onsite milling into usable lumber – or in our case - into live edge slabs. It is an amazing process to see – and our PM Ryan Nieto was gracious enough to capture it last week.

Below is a time lapse of the milling. You will likely see this noble tree in the near future in a few of our homes or in other projects after it cures. Similar to this Blue Atlas, we have another cedar that we milled a few years ago. It will be used for this year’s BuiltGreen and Green Genius Award plaques – celebrating the region’s most sustainable projects and people.

We made similar plaques last year for the Green Genius winners and are excited to be working with Built Green to craft all of the awards this year. It is great to have these trees come full circle as a reminder to all builders about the use and reuse of this world’s incredible resources.

Cultures of Respect, Trust & Love

I recently read the PSBJ article by Rachel Lerman on elephants under the corporate table. In the article she recapped an interview between Joe Wallin of Davis Wright Tremaine and Dan Levitan, the founder of Maveron. It was striking to hear Levitan, a venture capitalist, talk about not underestimating the importance of a “holistic team where there are no elephants under the table.” He noted that the most agile and high-functioning teams have love, respect, and appreciation for each other.

It sounds like Levitan is a millennial at heart. Corporate America is changing rapidly. The 50’s, 60’s, and 70’s Mad Men era of, “do as you are told” and heavy, top down management is a thing of the past. And as this interview illustrates, the importance of healthy corporate cultural development can no longer be denied. The millennial generation has been given a bad rap and pointed to as entitled and fickle job-hoppers, however my experience is that inside every top caliber talent, whether they were born before or after 1981, exists a millennial mind and heart.

High functioning people need to be inspired to work hard. As Elon Musk recently said, “Putting in long hours for a corporation is hard, putting in long hours for a cause is easy.” In addition to having a cause that inspires, high functioning people need to feel respected in order to contribute their all. Furthermore, they will not work for a team that they themselves cannot respect. Just look at the non-profit world. Nonprofits are all about great causes yet, we all probably know at least one or two that can never seem to live up to their potential. Having a great cause or purpose in today’s corporate America isn’t enough… creating inspiration at intersection of people and the cause results from a deliberate focus on corporate culture.

When the right cause is coupled with a great cultural framework, magic happens. Think of that framework as a tapestry of shared values. Everything from who washes dishes in the corporate kitchen to how board meetings are run… those values present themselves to the rest of the team. If there is misalignment or inconsistency, no matter how noble the cause, the ecosystem of the organization will begin to break down. Respect and love for each other is so important.

Equally important is trust, where confident leaders motivate not through the force of their egos, but by letting go of control and empowering their team to take responsibility for their own decisions. Having autonomy is a must for top tier talent (micro-managers suck) and talented people are the very people that we all want to work with. Good managers will let go of control beyond what feels comfortable and play to the strengths of the team. Playing to someone’s strengths is simply another way of saying, don’t ask people to do what they are not good at. If a team member was hired for a job that they are not good at or interested in, then management should recognize their complicity and move the individual into a role that they are good at and interested in mastering.

Lastly, when thinking about the insights of people like Levitan, consider how far we have come in managing top talent in America, and then consider just how far we still have yet to go. Thankfully, the millennial mind has been born and is demanding more from corporate America. It demands that managers earn the right to retain top talent… top talent isn’t only interested in money.

The problems we face as a nation and as a species balancing on stressed and changing ecosystems are pressing to say the least. Establishing corporate cultures that are designed ultimately to respect people and play to their strengths is a must for the successful businesses of the future, and a must for a fragile species in need of corporate solutions that address resource scarcity on a planet in transition.

Inspiring at the Intersection of Corporate Attitude & Climate Action

I met my wife, Susan, 14 years ago at a Chamber of Commerce meeting. I was a banker and Susan was forming a non-profit mentorship program for at-risk youth in south Seattle. She was attending the meeting to recruit mentors and came away with a lot more than she anticipated. We lived very different lives at the time however we shared similar values of social and environmental justice.

Over the course of the next several years I continued to feel juxtaposed in life. I was working to make money, and really wanted to be making a difference. The juxtaposed feeling culminated in meeting another couple on a hiking outing in 2003, when I was asked what I did for a living. When I responded that I worked in banking, the couple immediately looked at Susan and asked what she did for a living. When she said that she worked in the non-profit sector, they quickly struck up a conversation leaving me feeling like a third wheel. Ugh… it was time for a change.

I guess I share many of the attitudes of the millennial generation, meaning I am far from alone. I am ambitious and demand a lot from an employer in order to earn my respect and retention. I am fine working long hours from the office and from home if I am inspired, and I believe in perhaps a naïve notion that I can live an aligned life.

When I reflect on my own experience and look out at the world around me I see the intersection of two major factors that are driving our company, Green Canopy, and the future of business:

1) The prevailing cultural attitude of the “millennial” shared by so many born before and after 1981, and;

2) Society’s hard charging transition into a new world paradigm of severe resource constraints and climate upheaval.

The success of Green Canopy and other companies is limited only in our ability to positively respond to these two things.

The first of these requires that we inspire our employees and earn the right of their respect and continued employment. And whether the business of an organization is about addressing environmental challenges head on like Green Canopy or not, the most successful businesses of the future will intentionally conduct their operations in the most resource efficient manner possible. Simple, yet oh so difficult.

After the culminating hike in 2003, I spent much of my time trying to create alignment in my life by finding ways to apply my skills and experiences toward environmental issues. That eventually led me to quit working at my father’s bank in order to start my own enterprise. And in 2008 I shared an idea I had recently been mulling on with a longtime friend. After a short period of time Sam and I began developing the plan and finding the right partners that would lead to starting Green Canopy over one year later.

At Green Canopy we recognize that we are firmly planted with everyone else somewhere along the spectrum of hypocrisy. Our mission is to inspire resource efficiency and – while we are extremely intentional and deliberately try to always make the most resource efficient and less environmentally harmful homebuilding decisions – we have yet to perfect our efforts in building the utmost in green and resource efficient homes. Sometimes we are faced with no other alternative than to make the less resource efficient or more wasteful decision. It sincerely frustrates the team when this happens. We certainly have green building design and development standards that we never sacrifice, but the cruel realities of market-based economics sometimes force our hand. And yet many times these very same constraints open up new possibilities. However, at the end of the day we are far from perfect. So when I talk about our company it comes from a position of deep humility and a desire to inspire others to take action.

Inspiring at the intersection of the prevailing cultural attitude and the new world paradigm of severe resource constraints is clearly tricky. How we go about it at Green Canopy is through delivering – for our employees – what Daniel Pink has written heavily about: autonomy, mastery, and purpose. Intentionally building a company designed to deliver these three essential things to its employees took a lot of thought and dedication to cultural development. As a result of our culture we cannot help but to give employees autonomy to make their own empowered decisions, the ability to master what they are already interested in, and a binding sense of purpose. Inspiring at the intersection happens right there, with the binding sense of purpose. Developing a cultural framework that allows every employee to meaningfully engage in addressing that purpose is part of the work.

When Susan and I reflect on the journey of the last decade and the sacrifices that we have made as a family to get here, we know that it was well worth the struggle. We are aligned through our work and in our day-to-day lives and we are proud that through this career we are making a meaningful and lasting difference. Also, despite the hike and my feelings of career shame, my banking skills definitely come in handy at Green Canopy. The future of business requires innovation on every front, including capital.

Green Canopy & Climate Solutions Host the First Empower Happy Hour

The inaugural Empower Happy Hour  this past Wednesday was an amazing success . Thank you for coming and helping to advance the discussion! And a special thanks to our co-host, Climate Solutions, for providing such a compelling topic to anchor the event! We had maybe 100 people attend and I spoke with several folks that were very appreciative for the opportunity to come together around the topic of the evening. We will certainly do this again.

Many conversations were held addressing the question, "How can clean energy gain broad support as an engine of shared prosperity and sustainable economic opportunity?" Many conversations spun out from this question to tackle neighboring themes. Here are some responses I heard from the evening:

“Democratizing capital to allow the non-wealthy to invest in clean tech companies and solutions."

“ Tie social welfare programatic funding to clean tech incentives or taxes or messages, etc. Create a ‘What's in it for me’ by connecting government programs to help the poor to our clean tech solutions of the future. "This program partially paid for by wind power wind falls..." you get the idea.

“ Educate, educate, educate... and start educating our children about our environmental challenges at the earliest ages possible."

“ Demonstrate through stories how the clean energy economy helps builds the middle class, and offers family-wage jobs and more sustainable livelihoods than those tied to fossil fuels."

“ Share and explore solution stories from oversees in the developing world that can inspire similar approaches here in the United States."

Green Canopy has a special mission to inspire resource efficiency in residential markets, and it certainly is an inspiration to us to see a crowd come together to advance the discussion around topics that align with our mission.
